Landlords Safety Certificate (CP 12)
Landlords have
a legal duty to maintain all gas appliances, flues and pipe work, which
have been provided for the use of your tenants and have them checked
for safety at least once every 12 months by a CORGI registered gas
installer.
If a landlord does not have a valid gas safety
certificate, or does not do works required, the Health and Safety
Executive (HSE) has the power to prosecute. Failure to follow gas
safety requirements is a criminal offence and can be punished by fines
or imprisonment.

A Steadfastgas.co.uk CORGI registered engineer will check the following during a Landlords gas safety inspection:
- Check appliance for gas leaks/tightness.
- Check standing and working pressures if test points are available.
- Check burner pressures / gas rate against manufacturers data plate.
- Check that necessary ventilation is satisfactory.
- Test flue flow to ensure removal of by products of combustion.
- Check all flame failure devices operate satisfactory.
- Check for physical stability, effectiveness of stability brackets.
- Investigate
any evidence of unsafe operation by the tenant and report back to the
Landlord or his agent. An appliance can not be deemed as having been
checked, until the above has been completed.
- For a Landlords Safety Record inspection a tightness test of the full system should be added to the above.
Annual Boiler Service
An annual Boiler service is as
important as an annual medical check up is to you. It detects the
health of your boiler and allows us to fix minor problems before they
become a major problem that can result in the death of you and/or your
family.
Carbon monoxide kills, and most carbon monoxide poisoning
is caused by poorly maintained gas appliances in the home. An annual
service will ensure that your boiler is safe and no threat to you or
your family.

- We will check your radiators, radiator valves and exposed pipe work for leaks and corrosion.

Boiler Repairs and Installation
Repairs can be expensive and happen when we
least expect our boiler to breakdown. Most repairs can be avoided and
problems detected with regular servicing and good maintenance of your
central heating system.

breakdown in winter when we need them the most and when they are
running to maximum capacity for long hours, and not been serviced. This
is why the winter is also the most difficult time of year to find a Gas
engineer that is free to come and repair your boiler.

with a good annual service. Just to replace a fan in a boiler can cost
upwards of £250 and to replace a pump £200 upwards a split expansion
vessel £325 upwards. Having your central heating system serviced
annually can save you money by extending the life of the parts that can
fail.

to CORGI standards and we aim to carry out any repairs as quickly as
possible with as little inconvenience to you and your family.

We can carry out repairs to your boiler, cooker and gas fire
with common parts we stock as standard. If your system is older then parts
my need to be ordered. Our very competitive quotes for both stocked and
ordered parts will keep your costs to a minimum.
