Landlords Safety Certificate (CP 12)

Landlords have a legal duty to maintain all gas appliances, flues and pipe work, which have been provided for the use of your tenants and have them checked for safety at least once every 12 months by a CORGI registered gas installer.

If a landlord does not have a valid gas safety certificate, or does not do works required, the Health and Safety Executive (HSE) has the power to prosecute. Failure to follow gas safety requirements is a criminal offence and can be punished by fines or imprisonment.


Our Promise

A Steadfastgas.co.uk CORGI registered engineer will check the following during a Landlords gas safety inspection:

  • Check appliance for gas leaks/tightness.
  • Check standing and working pressures if test points are available.
  • Check burner pressures / gas rate against manufacturers data plate.
  • Check that necessary ventilation is satisfactory.
  • Test flue flow to ensure removal of by products of combustion.
  • Check all flame failure devices operate satisfactory.
  • Check for physical stability, effectiveness of stability brackets.
  • Investigate any evidence of unsafe operation by the tenant and report back to the Landlord or his agent. An appliance can not be deemed as having been checked, until the above has been completed.
  • For a Landlords Safety Record inspection a tightness test of the full system should be added to the above.
